Why Stucco Cracks in Casa Grande, and Which Cracks Actually Matter

Short answer: stucco cracks in Casa Grande because the wall spends 116 days a year above 100 degrees, swings 30 degrees between afternoon and dawn, gets 40 percent of its annual rain in three monsoon months, and sits on clay-enriched, caliche-bearing desert soil that does not hold a foundation perfectly still. Most of the cracks that result are hairlines in the finish coat and cost nothing to leave alone for a season. A smaller set, cracks you can slip a credit card into, cracks that stairstep or run from window corners, cracks with a stain below them, are letting water into the wall and should be repaired before the next storm. Nearly every house in Pinal County wears stucco. The 1990s Coyote Ranch homes, the 2003 to 2025 build-out of Mission Royale, Villago’s 2006 to 2023 phases, Ironwood Commons, Rancho El Dorado and Province in Maricopa, Heartland Ranch in Coolidge, Robson Ranch in Eloy, Anthem at Merrill Ranch in Florence: stucco over foam, foam trim at the windows, one color coat baked by the same sun. When something on the outside of a Pinal County house fails, it fails as stucco. Here is why.
Cause 1: heat and UV, the slow one
The NOAA 1991-2020 climate normals for the Casa Grande station put the July mean high at 106.8 degrees, June at 105.8, and August at 105.3. The station averages 116.8 days a year at 100 or hotter and 183.8 days at 90 or hotter. That is half the year with the wall surface well above air temperature, because a south or west elevation in direct sun runs far hotter than the shade reading.
Heat does two things to a cement finish coat. It drives the color out of it, which is why a 15-year-old west wall in Casa Grande is two shades lighter than the north wall of the same house and chalks onto your hand. And it cooks the acrylic binders in the thin basecoat over foam trim, which is why trim joints open first. Neither is a crack by itself. Both make the wall brittle enough that the next cause can crack it.
Cause 2: daily thermal cycling, the one that makes hairlines
Cement stucco is rigid. It expands when it heats and shrinks when it cools, and it does that every single day. The Casa Grande normals show a July mean high of 106.8 against a mean low of 78.1, roughly a 29-degree daily swing. Spring and fall are wider: April runs 87.5 to 53.0, October 90.7 to 56.9, swings of 34 degrees. Multiply a 34-degree cycle by 365 days by 15 or 20 years and the finish coat relieves the stress the only way it can, as a fine web of hairlines. Plasterers call it map cracking. It is on almost every elevation in Pinal County older than about a decade.
Map cracking is cosmetic as long as the cracks stay hairline and the base coat behind them is sound. The fix, when you want one, is a fog coat or an elastomeric coating across the whole elevation, not chasing each line with caulk.
Cause 3: the monsoon, the one that turns cracks into leaks
Casa Grande’s annual precipitation normal is 7.91 inches. July, August, and September deliver 3.15 of those inches, 40 percent of the year, and April through June together deliver 0.57. The National Weather Service defines the monsoon as June 15 through September 30, and the storms that make up that rain do not arrive as gentle showers. They arrive as outflow winds pushing dust walls ahead of them, then a driving downpour against a wall that has been baking since April.
A hairline that is dry all spring absorbs that rain. Wind-driven water goes sideways into cracks, into open foam trim joints, behind a failed sealant bead at a window, and under a parapet cap. On a one-coat home, that water only has half an inch of cement to get through before it reaches foam sheathing and paper. Monsoon is why “small” stucco cracks announce themselves as interior stains in August. It is also why the sensible calendar is to seal anything open in May or June, which is the subject of our monsoon prep checklist.
The dust matters too. The EPA designated the West Pinal PM10 nonattainment area, which takes in the Casa Grande, Maricopa, and Eloy area, as Moderate in 2012 and reclassified it Serious in 2020. Pinal County’s inventory attributed 53 percent of that particulate to windblown dust and 32 percent to unpaved roads. Years of that grit blown at a wall at storm speed scours the finish coat, and it packs into open cracks, where it holds moisture against the cement.
Cause 4: the ground under the house
This one produces the cracks that matter most. The USDA Natural Resources Conservation Service official series description for the Casa Grande soil, the series that carries the city’s name and is Arizona’s representative state soil, records a sodic subsoil with 18 to 35 percent clay, a lime-accumulation horizon at 20 to 40 inches, and slow or very slow permeability. It covers about 260,000 acres of the central Arizona valleys. The neighboring Pinal series has a silica-lime cemented hardpan, what everyone here calls caliche, at only 4 to 20 inches below the surface. The Coolidge series carries its lime accumulation from 14 to 40 inches.
Put a slab foundation across ground like that and it is not resting on one uniform material. Part of the footing sits on clay that changes volume with moisture, part on rock-hard caliche that does not move at all, part on loose desert alluvium. The Arizona Geological Survey’s page on problem soils lists what expansive clays do to houses: foundation cracks, heaving and cracking of floor slabs and walls, jammed doors and windows. It also describes collapsing soils, loose dry low-density material that shrinks when it is finally wetted, which is exactly what happens the first monsoon after a new irrigation system goes in beside a foundation. The American Society of Civil Engineers, cited on that page, puts expansive-soil damage to American homes above floods, tornadoes, and hurricanes combined.
The stucco is the first place foundation movement shows. It is rigid, it is on the outside, and it cracks along the line of least resistance: diagonally from the corners of windows and doors, horizontally along the foundation line, or in a stairstep on block walls. Those cracks are not stucco problems. They are stucco reporting a problem below it.
Cause 5: foam trim and one-coat systems, the modern ones
Two building details on nearly every production home built in Pinal County since the 1990s explain a large share of the crack calls we get.
Foam trim. The bands around windows, the corbels, the parapet caps and pop-outs are cut from expanded polystyrene, glued to the wall, and covered with a mesh and a thin acrylic basecoat and finish. Sun cooks that basecoat, the foam and the cement wall expand at different rates, and the joint where trim meets wall opens into a crack that catches every drop of rain running down the elevation. One-coat stucco. Most homes built here from the 1990s through the 2020s have a single half-inch cement basecoat over foam sheathing instead of the three-quarter-inch scratch and brown coats of a traditional three-coat wall. It is a legitimate system when it is done right. It is also thinner, so impact damage, thermal cracking, and settlement all telegraph through it faster, and a crack has less material to cross before water reaches the paper.
Freeze-thaw, the cause that dominates the stucco trade in northern Arizona and New Mexico, barely applies here. The Casa Grande station averages 16.7 nights at or below freezing a year, and the Casa Grande National Monument station over in Coolidge averages 29. Water does expand about 9 percent when it freezes, and on those nights it will pry a wet crack a little wider, but it is a minor player next to heat and monsoon. The credit-card test is the one to remember. Hairlines are cosmetic. Anything wider is a repair, and repair pricing here is straightforward: typical crack jobs run $200 to $800, larger cracked areas $8 to $20 per square foot, and most crews carry a $300 to $500 service minimum, which is why batching every crack on the house into one visit is the cheapest way to do it. Two honest cautions
First, a filled crack on a 20-year-old sun-faded wall is never invisible. The new material is a different age and a different color, and it is going to read as a patch until the whole elevation is fog-coated or recoated. Second, cement stucco has a temperature window. It should not go on in freezing weather, which is rarely a problem here, and it should not go on a wall that is in direct sun at 105 degrees with a dry wind blowing, which is a problem here from June through September. Plaster applied in that heat flash-dries, and a flash-dried patch shrink-cracks within a season. Summer crews shade the wall, mist it, work the west elevation in the morning, and moist-cure the cement afterward. What to do with this
Walk the house once in May and once in October. Look at every foam trim joint, every window corner, every wall base, and the top foot of every wall. Do the credit-card test on anything that is not a hairline. Tap around any stain. Then send us a wide shot of each elevation and close-ups of anything that failed the test.
