Stucco Repair in Coolidge, Arizona

Coolidge has two housing stocks with very different stucco, and that is the whole story of repair work here. Old Coolidge: three-coat cement over block

The homes in the original townsite and the mid-century blocks around it are mostly traditional three-coat stucco: a cement scratch coat and brown coat roughly three quarters of an inch thick, with a cement finish, often over concrete block rather than wood framing. Two things fail on these walls.

Wall bases. Many pre-1980 homes have stucco carried down to grade with no weep screed. The wall wicks water from irrigation and from the flood-irrigated lots that still surround parts of town, and the bottom foot goes white with efflorescence, then soft. That is a patch with a cut-back to sound material, and the repair includes moving the water away from the wall.

Movement cracks. Block walls crack in a stairstep along the mortar joints when the ground moves. The Casa Grande National Monument weather station is in Coolidge, and the USDA NRCS soil survey names the Coolidge series here: a coarse-loamy soil with lime accumulation from 14 to 40 inches, sitting alongside the clay-enriched Casa Grande series. The Arizona Geological Survey flags expansive and collapsing soils across the central Arizona basins as a leading cause of foundation and wall cracking. New Coolidge: one-coat production homes

Heartland Ranch and Cross Creek Ranch are the active tracts, with KB Home, Century Complete, D.R. Horton, and Oakwood Homes building. McClellan Meadows and Picacho Crossing are the established ones. The city issued 143 single-family permits in January 2025 alone, according to Business View Magazine, and Procter and Gamble’s planned $500 million fabric-care plant at Inland Port Arizona, announced in November 2022 on 427 acres, is part of why builders keep coming. The Nikola truck plant has been here since 2019.

These homes are one-coat stucco: a half-inch cement basecoat over foam sheathing, with foam trim at every window and band. The failures are the standard production-home set. Landscape rock buried over the weep screed lets the wall wick from below. On a home still under builder warranty, use the warranty. On one that is out, photo quotes get you a number fast.

The climate that does the damage

NOAA 1991-2020 normals for the Casa Grande National Monument station, right here in Coolidge, put annual rainfall at 8.25 inches and count 115.6 days a year at 100 degrees or hotter. The same station records 29.0 nights a year at or below freezing, noticeably more than the 16.7 at the Casa Grande city station, because the monument site sits on open farmland where cold air pools. That is still a modest freeze load, and we do not sell freeze-thaw as a major stucco killer here. UV and heat are the killers. Finish coats chalk, and the south and west faces of a 20-year-old home in McClellan Meadows read two shades lighter than the north face. That is a recoat question, or an elastomeric coating if the wall is sound but map-cracked.

The National Weather Service monsoon window runs June 15 to September 30, and about 40 percent of the year’s rain at the local stations falls in July, August, and September. Wind-driven rain finds open trim joints and failed window sealant.
