Stucco Repair in Maricopa, Arizona

Stucco repair in Maricopa runs on the same published pricing as the rest of our Pinal County service area: cracks $200 to $800, patches $500 to $2,000, foam trim and parapet repairs from $800, elastomeric coatings $1.50 to $3.50 per square foot, recoats $3 to $6 per square foot. Maricopa is the newest city in the county and one of the newest in the state. It incorporated on October 15, 2003, and the 2000 census counted 1,040 people. The 2020 census counted 58,125, which put it ahead of Casa Grande, and the 2024 estimate is 76,654. Almost the entire housing stock was built in one 20-year burst, and almost all of it is stucco. That matters for repairs, because one construction era means one set of failure patterns, and we see them week after week.

What Maricopa homes are built from

Rancho El Dorado, the city’s first subdivision, has close to 5,000 homes from multiple builders. NeighborhoodScout puts 95 percent of its housing at 2000 or newer. Province, the Meritage 55-plus gated community, started construction in 2004 with 2,217 homes planned. Tortosa, a D.R. Horton community, has more than 1,000 homes. Add Glennwilde, Homestead, Cobblestone Farms, Senita, and the Villages at Rancho El Dorado, and you have a city of production tract homes along the John Wayne Parkway corridor.

Production homes of that era are almost always one-coat stucco: a single basecoat about a half inch thick over foam sheathing, with a color finish on top. It is a sound system when it is built right, but it is thinner than the three-coat cement stucco on older homes, so impact damage and cracking show faster. Every one of those homes also carries foam trim: EPS shapes at window heads, sills, bands, and parapets, coated with a thin acrylic basecoat. Foam trim is where Maricopa stucco fails first. Three-coat homes and true flat-roof pueblo styles are rare in Maricopa outside of a few custom lots and the older homes near the rail line and the Ak-Chin boundary. If you have one, say so in the photos, because the repair method changes with the system.

Why the wall fails here

Heat and sun. NOAA 1991-2020 normals for the Casa Grande station, the nearest long-record site, put the July mean high at 106.8 degrees and count 116.8 days a year at 100 or hotter. Finish coats chalk and fade under that UV load, and the west and south elevations in every Maricopa subdivision go first. A chalky, two-tone house is a recoat or elastomeric candidate, not a patch job.

Thermal cycling. July nights only drop to a mean of 78.1, but the swing from a 106-degree afternoon to a 78-degree dawn still works the finish coat every day, and it works the foam trim joints harder because foam and cement move at different rates.

Monsoon rain and dust. The National Weather Service runs the monsoon from June 15 to September 30. The Casa Grande station normals put 3.15 inches of the year’s 7.91 inches in July, August, and September, about 40 percent of the annual rain in three months, most of it arriving in wind-driven bursts. Open cracks, failed sealant at window flanges, and cracked trim joints all drink at once. The same storms push dust. Maricopa sits inside the West Pinal PM10 nonattainment area, which EPA designated Moderate in 2012 and Serious in 2020. Windblown dust was 53 percent of the area’s inventory. Years of that grit scours finishes dull.

Soil movement. Maricopa is built on the old Gila River valley floor. The USDA NRCS soil survey maps the Casa Grande series across the central Arizona basins, a sodic soil with a clay-enriched subsoil of 18 to 35 percent clay and slow permeability, with lime accumulation at 20 to 40 inches. The Arizona Geological Survey lists foundation cracks and cracking of walls among the common results of expansive clays, and warns about collapsing soils that shrink when wetted for the first time. In practice: cracks that stairstep along block lines or run diagonally from window corners are movement cracks. Irrigation and grade. Drip lines and sprinklers wetting the wall base, and landscape rock piled over the weep screed, are the two most common causes of soft, blistered stucco at the bottom foot of a Maricopa wall. The patch has to include fixing the water or it comes back.

Freeze is minor. The Casa Grande station averages 16.7 nights at or below 32 a year. Freeze-thaw is a small factor here compared with northern Arizona. We do not sell it as one.
