Three kinds of Eloy stucco

The townsite and Toltec. Mid-century and 1970s homes here are mostly three-coat cement stucco, often over block, sometimes with the stucco run straight into the dirt. Block moves in stairstep cracks along the mortar joints. Wall bases wick from irrigation and from the farm ditches that still border a lot of Eloy properties. The base repair is a proper patch: cut back, new paper and lath where it is framed, rebuilt coats, and a fix for the water that caused it. Skip that last part and the patch is on a timer.

Robson Ranch. Construction at Robson Ranch Arizona began in 2005, with about 4,600 attached and single-family homes planned in the 55-plus golf community. These are one-coat production homes, a half-inch basecoat over foam sheathing, with foam trim at windows, bands, and pop-outs. The trim joints open first, then the finish chalks on the west face, then hairline map cracking spreads as the house ages past 15 years. Manufactured and rural. A meaningful share of Eloy housing is manufactured homes and rural lots off SR 84 and SR 87. What Eloy’s climate does to stucco

The nearest long-record NOAA station is Casa Grande. Its 1991-2020 normals put the July mean high at 106.8 degrees and count 116.8 days a year at 100 or hotter. That UV load is why a finish coat that looked crisp in 2008 reads chalky and two shades lighter today. Sun is the first cause of stucco failure here, ahead of water.

Water comes second, and it arrives all at once. The National Weather Service monsoon window is June 15 to September 30, and about 40 percent of the year’s 7.91 inches at the Casa Grande station falls in July, August, and September. Wind-driven rain finds open foam trim joints, failed window sealant, and any crack you could slide a card into. Eloy sits inside the West Pinal PM10 nonattainment area, which EPA designated Moderate in 2012 and Serious in 2020, and windblown dust made up 53 percent of the area’s emissions inventory. Years of that grit scour finishes, especially on the faces that take the storm outflow.

Freeze is a minor factor. The Casa Grande station averages 16.7 nights at or below 32, so freeze-thaw cracking is real but small here. We do not dress it up.

Soil is the quiet factor. The USDA NRCS soil survey maps the Casa Grande series across these valley floors, a sodic soil with 18 to 35 percent clay in the subsoil and slow permeability, and the Arizona Geological Survey lists wall and slab cracking among the common effects of expansive and collapsing soils in central Arizona basins. A crack that keeps returning after a competent repair has a moving cause. That is a foundation and drainage conversation, and we would rather have it than sell a third patch.

Sun-faded walls: the honest options

A patch on a 20-year-old west elevation in Eloy will not disappear. That is moisture wicking at the wall base, and it is common in Eloy because so many lots sit next to flood-irrigated fields or have drip lines against the house. The white bloom is efflorescence, salts left behind as water evaporates through the stucco. The fix is a base patch cut back to sound material plus redirecting the water. Patching alone brings it back.

How soon can you get a repair done before monsoon?

Quotes usually come back the same day from photos. Cement repairs need at least two visits with cure time between coats, so a June request is realistic for sealing before the first July storms. If you are racing the season, say so and the water-sealing work gets sequenced first.
